We offer different types of Site Visits and these can vary depending on your location; if you’re not sure, contact us and we’ll let you know exactly what we can offer you.
Book a Site Visit at your property and a member of our Architectural Design Team will meet you to discuss feasibility, design options, party wall matters, planning limitations and we’ll also talk you through how we work. Following the Site Visit, we will send over a quote which will detail our Design Fee. We have a sister company that offer a Build Service, so we’ll also offer you a ballpark estimate on the Build cost so you have a good idea of feasibility from the outset.
Once we are instructed for the Design Phase, the first thing we will do is book in your Measured Survey. A member of our Architectural Team will meet you at your property so we can measure your property which will enable us to draw up the floorplans. At this meeting we will also sit down with you to discuss exactly what you want from your Design. We will talk you through design and layout options, planning implications and answer any questions you have on the process.
We are here to guide you, but we’re also here to listen. We will create a design which is completely tailored to your requirements. We offer unlimited amendments so you have a fantastic opportunity to experiment with your design and ensure you’re going for an option that is perfect for you. We will offer advice in regards to planning, so if you request a scheme which we think will be challenged during planning, we will flag that to you and offer an alternative. Once you’re totally happy with your final design, we will prepare your planning application.
We will prepare your planning set and get your application completed and sent off. Planning usually takes eight weeks, but this can vary council to council and is also dependent on the type of planning application we submit. Eight weeks is a good rule of thumb, and it generally doesn’t go over. We check in with your Case Officer throughout the 8 week period numerous times to ensure everything is running smoothly and we’re all on track for determination.
We recommend getting Party Wall matters underway once we submit to planning, as both processes are timely and as such, are best run alongside one another. We have a fantastic Party Wall Service where we take care of everything for you; we create your Foundation Details early so our Party Wall Surveyor can serve Notice straight away. If your neighbours request any changes during the process, we make these free of charge.
Unlike lots of Architects, we include all of the Structural Calculations within our Fixed Fee Service. We undertake the structural calculations and detailed all of the relevant information on your drawings. Any competent contractor will be able to build from our drawings and if your Building Control Officer has any queries throughout your Build, we’ll be on hand to satisfy any queries.
We are proud to offer our clients a Two-Stage Process, the first being Design and second is Build. Once you have your Building Reg. Pack, you can begin getting quotes from different contractors. We would love to offer you our quote, and the Pre Contract Meeting is an opportunity for us to narrow down on exactly what you want from the Build. Following this meeting, we’ll send over our Detailed Schedule of Works which will offer our cost to build your scheme. You are then free to choose whether you wish to proceed with our Build Service.
